Real estate is an important asset, but as a direct investment subject to several difficulties. Shares of public open end funds or of real estate stock corporations represent a possible way for an investor to avoid these problems. The focus of this paper is the analysis of inflation risk of European real estate securities. An overview of the institutional frameworks regarding these companies is given. The returns of real estate securities in France, Germany, Switzerland and the United Kingdom are examined for the period 1980:1-1998:12. Besides the classical Fama/Schwert-approach, shortfall risk measurements have been used. In this context, transaction costs in particular have been taken into account.
Past research suggests that international real estate markets show return characteristics and interrelationships with other asset classes, which probably qualify them as an interesting component of national and international asset allocation decisions. However, the special characteristics of real estate assets are quite distinct from that of financial assets, such as stocks and bonds. This is also the case for real estate return distributions. Therefore, the proper integration of real estate markets into asset allocation decisions requires profound understanding of real estate returns' distributional characteristics .
Because of the particular characteristics of real estate, representing real estate markets through reliable a time-series is a complex task. Consequently, reliable real estate indices with a sufficiently long history in major international real estate markets are only scarcely available. Most of the research that has been done on real estate returns was done for the U.K. and U.S., where eligible indices exist. On the other hand, in other important real estate markets, such as Germany, either little or no research has been perfoimed.
In this analysis, the methodology of Maurer, Sebastian and Stephan (2000) for indirectly deriving an appraisal-based index for the German commercial real estate market will be applied. This approach is solely based on publicly available data from German open-ended real estate investment trusts. It could also provide a solution to deriving a reliable real estate time-series for other markets.
We will extend previous analyses for the U.K. and U.S. to provide additional fundamental insights into the return characteristics of the German commercial real estate market. Despite univariate considerations, the main focus is the interrelationships between various international real estate markets, as well as between those respective markets and the international stock and bond markets.
The present paper seeks to study the possible diversification potential by the integration of indirect real estate investments in international portfolios. To this end, monthly index-return time-series in the time-period from January 1985 till December 1998 from real estate investment companies as well as common stocks and bonds in Germany, France, Switzerland, Great Britain and the USA were used. We utilize, due to the critical normal distribution assumption, a mean/lower-partial-moment framework. In order to take into account the influence of the currency risk for international investments the analyses have been undertaken both with as well as without hedging the currency risk. We take the viewpoint of a German as well as that of a US-investor to gain insight into the dependency of the diversification potential on the reference currency of the investor.
Pensions- und Finanzsysteme in Europa : ein Vergleich unter dem Gesichtspunkt der Komplementarität

Die Debatte über die optimale Ausgestaltung der Alterssicherung wird in jüngster Zeit äußerst kontrovers und hitzig geführt. Dabei scheint uns ein zentraler Aspekt nicht genügend beachte zu werden: Welcher Zusammenhang besteht zwischen den Merkmalen des Finanzsystems und des Pensionssystems eines Landes? Weil dieser Zusammenhang wichtig sein könnte, wird in diesem Beitrag untersucht, ob es Unterschiede zwischen den Finanz- und Pensionssystemen in drei großen europäischen Ländern, Deutschland, Frankreich und Großbritannien, gibt, ob sich diese Unterschiede in charakteristischer Weise entsprechen und ob sich über diese Entsprechungen hinaus auch Wechselwirkungen zwischen dem Finanzsystem und dem Pensionssystem eines Landes nachweisen lassen.
Zur Beantwortung dieser Fragen wird in einem ersten Schritt kurz die Unterschiedlichkeit der Finanz- und Pensionssysteme zwischen den drei Ländern skizziert, und es werden parallelen zwischen diesen Unterschieden nachgewiesen. Daran anschließend werden die Zusammenhänge zwischen der Ausgestaltung der gesetzlichen Alterssicherung und der volkswirtschaftlichen Risikoallokation sowie der Ausgestaltung der betrieblichen Alterssicherung für die Unternehmensstrategien, -finanzierung und –verfassung betrachtet. Dabei lässt sich zeigen, dass es sowohl in Deutschland als auch in Großbritannien eine – wenn auch vollkommen unterschiedlich ausgeprägte – Komplementarität zwischen Finanz- und Pensionssystem gibt, während sich ein solcher Zusammenhang für Frankreich nicht konstatieren lässt. Abschließend werden wirtschaftspolitische Implikationen dieses Zusammenhangs angesprochen
The main argument in this paper is that new information and communication technologies (ICT) in the financial industry will increase specialisation and competition within the European financial centre system and thereby lead to a ‘re-bundling’ of functions of the various financial centres. Frankfurt plays an interesting role in this development as it is one of the main development centres for ‘financial technology’. With these technologies, remote access to the Frankfurt stock exchange and inter-bank payment system is now feasible from most European cities. This leads to a reduced need for physical presence, which opens up new possibilities for the financial sector’s spatial organisation. However, as financial production is information- and knowledge-intensive, spatial and other types of proximity between financial actors and clients are still essential in many stages. We examine the value chains of three different products (advisory, lending, trading) with regard to different proximities, in order to identify possible patterns of their spatial (re)organisation. From these findings, inferences are drawn for a ‘new’ role for Frankfurt in the European financial centre system.
Economic theory suggests that a commitment by a firm to increased levels of disclosure should lower the information asymmetry component of the firm’s cost of capital. But whi le the theory is compelling, so far empirical results relating increased levels of disclosure to measurable economic benefits have been mixed. One explanation for the mixed results among studies using data from firms publicly registered in the US is that, under current US reporting standards, the disclosure environment is already rich. In this paper, we study German firms that have switched from the German to an international reporting regime (IAS or US -GAAP), thereby committing themselves to increased le vels of disclosure. We show that proxies for the information asymmetry component of the cost of capital for the switching firms, namely the bid-ask spread and trading volume, behave in the predicted direction compared to firms employing the German reporti ng regime.
Der vorliegende Beitrag führt eine detaillierte empirische Untersuchung über die Rolle der amtlichen Kursmakler an der Frankfurter Wertpapierbörse durch. Der verwendete Datensatz erlaubt eine Analyse des Einflusses der Maklertätigkeit auf Liquidität und Volatilität sowie eine Beurteilung der Profitabilität der Eigengeschäfte.
Die Beteiligung der Makler am Präsenzhandel ist erheblich. Ihre Eigengeschäfte machen über 20% des Handelsvolumens zu gerechneten Kursen und über 40% des Handelsvolumens im variablen Handel aus. Für letzteren wird zudem dokumentiert, daß die Tätigkeit der Makler zu einer deutlichen Reduktion der Geld-Brief-Spannen beiträgt. Die letztendlich gezahlte effektive Spanne beträgt im Durchschnitt weniger als ein Drittel der Spanne, die sich aus dem Orderbuch ergibt.
Für den Handel zu gerechneten Kursen wird gezeigt, daß die Preisfeststellung durch die Makler zu einer Verringerung der Volatilität führt. Eine Beurteilung des Einflusses der Makler auf die Volatilität im fortlaufenden Handel scheitert daran, daß das hierfür teilweise verwendete Maß, die Stabilisierungsrate, nach unserer Einschätzung keine aussagekräftigen Resultate liefert.
Die Makler erzielten während unseres Untersuchungszeitraums im Durchschnitt keinen Gewinn aus ihren Eigengeschäften. Eine Zerlegung der Gewinne in zwei Komponenten zeigt, daß positive Spannengewinne im Aggregat nicht für entstehende Positionierungsverluste kompensieren können.
Insgesamt zeigt unsere Untersuchung, daß die Kursmakler an den deutschen Wertpapierbörsen einen Beitrag zur Sicherung der Marktqualität leisten. Die Konsequenzen dieser Resultate für die Organisation des Aktienhandels in Deutschland werden diskutiert.
Kursänderungen auf Aktienmärkten können informationsinduziert durch neu zu verarbeitende Informationen oder liquiditätsinduziert durch kurzfristige Angebots- bzw. Nachfrageüberhänge auftreten. Diese zwei so unterschiedlich verursachten Kursreaktionen sind in empirischen Untersuchungen nur schwer zu trennen. Das Modell von Easley, Kiefer, O’Hara und Paperman (1996) bietet eine theoretische Basis zur separaten Erfassung von liquiditätsorientiertem und informationsbasiertem Handel und eröffnet darüber hinaus auch einen Weg zur empirischen Quantifizierung dieser Größen.
In der vorliegenden Untersuchung nutzen wir diesen Ansatz zur Analyse des Handels deutscher Aktien über das Computerhandelssystem IBIS. Dabei zeigt sich, daß innerhalb der DAX-Werte Informationsereignisse bei den sehr stark gehandelten Aktien nicht häufiger als bei weniger oft gehandelten Werten auftreten. Die Unterschiede im Handelsvolumen sind auf unterschiedlich starke Handelsaktivität sowohl informierter als auch uninformierter Marktteilnehmer zurückzuführen. Weiterhin zeigt sich, daß das Risiko, mit informierten Marktteilnehmern zu handeln, bei den sehr umsatzstarken Aktien am geringsten ist.
In Einklang mit dem sogenannten Montagseffekt ist die Wahrscheinlichkeit für das Auftreten von negativen Informationsereignissen zu Wochenanfang besonders groß. Dieses Ergebnis könnte durch eine Tendenz von Managern erklärt werden, negative Informationen freitags nach Börsenschluß zu veröffentlichen. Eine getrennte Untersuchung für Handelstage mit niedriger und solche mit hoher Volatilität zeigt, daß an Handelstagen mit höherer Volatilität die Handelsintensität sowohl informierter als auch uninformierter Investoren größer ist. Auch die Wahrscheinlichkeit, an solchen Tagen mit besser informierten Marktteilnehmern zu handeln, steigt. Dieser Anstieg ist allerdings nicht statistisch signifikant.
Es gibt Überlegungen, Kreditinstituten den Besitz der Anteilsmehrheit an Kapitalanlagegesellschaften (KAGs) zu untersagen. Dahinter steht die Vorstellung, daß solche Beteiligungen Gestaltungsspielräume eröffnen, die mißbräuchlich genutzt werden. Die Neuemission von Aktien ist einer der Fälle, die in diesem Zusammenhang erörtert werden. Ziel dieser Arbeit ist es zu prüfen, ob die zum Konzernverbund einer konsortialführenden Bank gehörenden KAGs bei Erstemissionen anders behandelt werden als andere KAGs.
Untersucht werden 46 Neuemissionen der Jahre 1994 bis 1997. Insgesamt deuten die Ergebnisse darauf hin, daß die KAGs in ihren Anlageentscheidungen unabhängig sind, und daß keine mißbräuchliche Nutzung eventuell vorhandener Informationsvorsprünge vorliegt.
Traditional tests of the CAPM following the Fama / MacBeth (1973) procedure are tests of the joint hypotheses that there is a relationship between beta and realized return and that the market risk premium is positive. The conditional test procedure developed by Pettengill / Sundaram / Mathur (1995) allows to independently test the hypothesis of a relation between beta and realized returns. Monte Carlo simulations show that the conditional test reliably identifies this relation. In an empirical examination for the German stock market we find a significant relation between beta and return. Previous studies failed to identify this relationship probably because the average market risk premium in the sample period was close to zero. Our results provide a justification for the use of betas estimated from historical return data by portfolio managers.
This paper provides a detailed empirical analysis of the call auction procedure on the German stock exchanges. The auction is conducted by the Makler whose position resembles that of a NYSE specialist. We use a dataset which contains information about all individual orders for a sample of stocks traded on the Frankfurt Stock Exchange (FSE). This sample allows us to calculate the cost of transacting in a call market and compare them to the costs of transacting in a continuous market. We find that transaction costs for small transactions in the call market are lower than the quoted spread in the order book of the continuous market whereas transaction costs for large transactions are higher than the spread in the continuous market.
We further address the question whether active participation of the Makler is advantageous. On the one hand he may accomodate order imbalances, increase the liquidity of the market and stabilize prices. On the other hand, the discretion in price setting gives him an incentive to manipulate prices. This may increase return volatility. Our dataset identifies the trades the Maklers make for their own accounts. We eliminate these trades and determine the price that would have obtained without their participation. Comparing this hypothetical price series to the actual transaction prices, we find that Makler participation tends to reduce return volatility. A further analysis shows that the actual prices are much closer to the surrounding prices of the continuous trading session than the hypothetical prices that would have obtained without Makler participation. These results indicate that the Maklers provide a valuable service to the market. We further calculate the profits associated with the positions taken by the Maklers and find that, on average, they do not earn profits on the positions they take. Their compensation is thus restricted to the commissions they receive.
This paper studies the incentives of German firms to voluntarily disclose cash flow statements over time. While cash flow statement are mandated under many GAAP regimes, its disclosure has not been mandatory in Germany until recently. Nevertheless, an increasing number of firms provides cash flow statements voluntarily. These firms are likely to be influenced by recommendations of the German accounting profession, IAS 7 as well as the respective standards of other countries. The idea of the paper is to study this influence by looking at the adoption pattern over time and the format of the cash flow statement. It documents the development of voluntary cash flow statement disclosures by German firms with respect to ”milestones” in the evolution of German professional recommendations and respective international standards. The cross-sectional determinants of voluntary and international cash flow statements are analyzed using probit regressions and factor analysis. The results are generally consistent with the idea that capital-market forces drive voluntary cash flow statements that are in line with international reporting practice.

This paper sets out to analyze the influence of different types of venture capitalists on the performance of their portfolio firms around and after IPO. We investigate the hypothesis that different governance structures, objectives, and track records of different types of VCs have a significant impact on their respective IPOs. We explore this hypothesis using a data set embracing all IPOs that have occurred on Germany's Neuer Markt. Our main finding is that significant differences among the different VCs exist. Firms backed by independent VCs perform significantly better two years after IPO as compared to all other IPOs, and their share prices fluctuate less than those of their counterparts in this period of time. On the contrary, firms backed by public VCs show relative underperformance. The fact that this could occur implies that market participants did not correctly assess the role played by different types of VCs.
Multiple lenders and corporate distress: evidence on debt restructuring : [Version Juli 2002]

In the recent theoretical literature on lending risk, the common pool problem in multi-bank relationships has been analyzed extensively. In this paper we address this topic empirically, relying on a unique panel data set that includes detailed credit-fie information on distressed lending relationships in Germany. In particular, it includes information on bank pools, a legal institution aimed at coordinating lender interests in borrower distress. We find that the existence of small bank pools increases the probability of workout success and that coordination costs are positively related to pool size. We identify major determinants of pool formation, in particular the distribution of lending shares among banks, the number of banks, and the severity of the distress shock to the borrower.
Im Projekt OPTUM wurde untersucht, welche Umweltentlastungen durch Elektrofahrzeuge in Zukunft erzielt werden könnten. Hierzu wurde ein integrativer Ansatz verfolgt, der neben der fahrzeugseitigen Betrachtung auch die Interaktionen mit dem Strommarkt berücksichtigt. Im Einzelnen fanden Analysen zu den folgenden zentralen Aspekten statt: Akzeptanz und Attraktivität von Elektrofahrzeugen, Marktpotenziale für Elektrofahrzeuge, Interaktion von Elektrofahrzeugen mit dem Stromsektor, CO2-Minderungspotenziale von Elektromobilität, Ökonomische Betrachtung der Speichermedien und Ressourceneffizienz des Systems Elektromobilität. In diesem Studientext werden die Forschungsergebnisse zur Frage nach der Attraktivität und Akzeptanz von Elektroautos vorgestellt. Dabei wird auf Ergebnisse aus zwei empirischen Untersuchungen eingegangen, die in OPTUM zur Ermittlung der Attraktivität und Akzeptanz von Elektrofahrzeugen durchgeführt wurden. Bei diesen Untersuchungen handelt es sich zum einen um eine qualitative Untersuchung mittels Fokusgruppen und zum anderen um eine standardisierte Erhebung, bei der NeuwagenkäuferInnen befragt wurden. Mit der standardisierten Befragung wurde eine Conjoint-Analyse zur Fahrzeugwahl gekoppelt, bei der sich die Befragten zwischen Fahrzeugen mit Verbrennungsmotor, Plug-in-Hybrid-Antrieb und voll-elektrischem Antrieb entscheiden mussten. Die empirischen Analysen verdeutlichen, dass es ein erhebliches Akzeptanzpotenzial für die beiden Elektrofahrzeugkonzepte – Plug-in-Hybride und vollelektrische Fahrzeuge – gibt. Speziell für voll-elektrische Fahrzeuge existiert je nach Szenario und Fahrzeugklasse ein Akzeptanzpotenzial von 12 bis 25 Prozent. Des Weiteren liefern beide empirischen Erhebungen Hinweise, wie dieses Akzeptanzpotenzial ausgeschöpft oder gar vergrößert werden kann.
This paper studies the impact of the concentration of control, the type of controlling shareholder and the dividend tax preference of the controlling shareholder on dividend policy for a panel of 220 German firms over 1984-2005. While the concentration of control does not have an effect on the dividend payout, there is strong evidence that the type of controlling shareholder matters as family controlled firms have high dividend payouts whereas bank controlled firms have low dividend payouts. However, there is no evidence that the dividend preference of the large shareholder has an impact on the dividend decision.
